MLS stands for Multiple Listing Service, is an independent database service, which allows users to find real estate listings for sale or rent by Realtors® and other professionals, who are members of the local Board of Realtors.
  • Listing through the MLS gives you a lot more exposure to the potential buyers, who are actively searching to buy now.
  • All of the local Realtors will see your listing in the MLS, thus giving you an advantage to sell faster.
  • You will be saving money by paying for the package option of your choice, instead of the typical 3% commission fee charged by the selling real estate brokers.
  • You get to choose the commission % you want to pay to the buyer’s agent.
  • You will be completely in charge of all the showing appointments and will have a full control in sales price negotiations directly with the buyer or his agent agent without any outside influence.
  • A buyer rebate works like a refund, or like getting a cash back on your purchase. We will give you back 1% of the agreed purchase price at closing, or the closing company can provide you a credit up to 1% of the agreed purchase price.
  • There will be a specific disclosure about the 1% rebate in your contract with our brokerage, in order for you to be credited at the closing table.
  • Buyer rebate will be executed in accordance to Florida Administrative Code Rule 61J2-10.028(2), and applicable Florida Statutes.

No. MLS listings can be listed only by licensed Realtors who are members of the NAR (National Association of Realtors) and their local MLS board.
Our system will allow you to list for sale or rent any of the following types of properties:
  • Single Family
  • Townhouse
  • Condo
  • Mobile Home
  • Cabana
  • Co-op
  • Condo-hotel
  • Timeshare
  • Villa
  • Efficiency
When you select to purchase Basic or Standard package. Your listing is a “Limited Service Listing”, which means we will list your property on the MLS for you. For this service, we will charge you a flat fee up-front and you can select the compensation you offer to the buyer’s real estate agent at closing. Limited Service Listing will not provide the following services from our real estate brokerage:
  • Arrange appointments for cooperating brokers to show listed property to potential purchasers, but instead gives cooperating buyer’s real estate agent authority to make such appointments directly with you as the seller
  • Arrange appointments for cooperating brokers to show listed property to potential purchasers, but instead gives cooperating buyer’s real estate agent authority to make such appointments directly with you as the seller
  • Accept and present to the seller(s) offers to purchase procured by cooperating brokers, but instead gives cooperating buyer’s real estate agent authority to present offers to purchase directly to the seller
  • Advise the seller as to the merits of offers to purchase
  • Assist the seller in developing, communicating, or presenting counter-offers
  • Participate on the seller’s behalf in negotiations leading to the sale of the listed property
Once you login you will be taken to a dashboard with your listings. You have an option to edit any of your active listings by clicking on the edit icon
If you have requests which are outside of the options provided in the listing questionnaire, you have an option to send us a message by clicking message icon
You should expect your changes to be reflected in the MLS typically within 24 business hours. Please keep in mind that it can take up extra time for your changes to be synced on public real estate websites such as Zillow, Redfin etc.
You may make as many changes as you need. Please keep in mind, all requested changes must be MLS compliant.
Your contact information will be posted in the “Broker remarks” section for agents to review in MLS. Buyer’s real estate agents will contact you directly with questions, showing instructions, and to make an offer. Please be advised that your name and contacts are not allowed, per MLS rules, on any public website such as Zillow, Redfin, etc., instead the listing brokerage is required to show their name and contact information on all public website listings.
Your listing must be available to show within 24 hours of being active on the MLS. If your listing is not ready to show, you can specify that you need an advance notice, such as 24-48 hr notice.
If your listing is a rental, and you want to post it on the MLS before the tenant moves out, please specify the available move-in date for the next prospects.
If you already know what days and times your current tenant will allow you to show your property, we can list that in the notes as well.
After you complete the listing information on our website, we will check the details, including the tax website, and the MLS, to make sure that the listing is correct and ready.
If we find any discrepancies, we will reach out to you for more information before we can list your property on the MLS.
Usually, if you provided all of the information about your property correctly, it will be listed in the MLS within 24 hours (not including weekends).
Please keep in mind that it can take up to 24 extra hours for your changes to be synced on public real estate websites such as Zillow, Redfin etc.
In the event when MLS is able to pull public records related to your property such as the square footage, taxes and etc., that information will take precedence over the one you provide in our questionnaire. If there are any discrepancies with the information in public records, please reach out to the needed government agency to get it fixed.
Yes. Please choose which package will suit your needs this time around, and if you choose Basic or Standard package you will be required to pay for the package fee again. Please be advised that our Basic and Standard package fees are non-refundable.

Yes, we suggest 1.5%-2.5% instead of typical 3%. Unless you find the buyer on your own without a real estate agent, then you don’t pay any buyer’s agent commission.
Usually, the buyer’s agent and/or the title company will do the paperwork for you.
No. We do not hold any earnest money deposits. You can use any Florida escrow company of your choice. Or we can gladly refer you to a title company, who can be your third-party escrow officer.
If you already purchased either Basic or Standard package those fees are non-refundable. However when you upgrade to Full Service package we will give you a credit for that amount at closing. Please contact us for that change to be reflected in our system.
